The project involves building a new wood framed Civic Center building and expanding an existing 3.11-acre PPHCSD site into a 23.96-acre development. This development will include APN 3066-261-10
(encompassing the existing 3.11 acres and a northerly 5.02-acre commercial site), APN 3066-251-18 (a proposed 14.6-acre park), a southern 0.42-acre portion of Sahara Road, an easterly 0.72-acre
extension of Warbler Road, a 0.49-acre reciprocal access road on the north, and the existing 0.90-acre developed commercial site west of the existing PPHCSD site. The project also entails the removal of a 0.40 dedication of Sheep Creek Road. The total project acreage is 24.86 acres, reduced to 23.77 acres due to off-site drainage areas.
