PROJECT DETAILS:

This is a Lease-Lease Back contract with the Galt Joint Unified Elementary School District.

The project consists of the demolition and removal of a 4-classroom relocatable building replacing with a new 4-classroom permanent building (Building H) of similar size and use. Building H shall be Occupancy Type E, with a floor area of 4,142 sf.

The scope of work includes but is not limited to demolition of the existing structure, foundation and flatwork, rerouting of existing utilities, and construction of the new Type V-B classroom building consisting of a slab on grade, wood framed walls and partitions, manufactured openweb trusses, suspended ATC, and single ply TPO roofing. The building will be serviced by heat pump HVAC rooftop units and PV panels. Please note this is not a PV ready only building, the full PV array detailed in the contract documents will be installed as part of this scope.

Scope at each of the 4-classrooms will be identical. Each classroom will receive a service sink, built in plastic laminate casework, white boards, and projector and screen. Interior finishes include carpet flooring, rubber wall base and tack walls. Exterior finish will be painted cement plaster. Doors and windows as specified within the drawings will be located on two of four sides of the building. Signage will also be provided and limited to Building H itself.

The project also includes minor site improvements as it relates to the Path of the Travel to/from the street. These are limited to flatwork within a 15’-0” perimeter of the building as well as the installation of wall packs for illumination purposes on Buildings D and B.

All mechanical, electrical or plumbing (“MEP”) subcontractors (defined as contractors that hold a C-4, C-7, C-10, C-16, C-20, C-34, C-38, C-42, C-43 or C-46 license), who are identified in the proposal as set forth in Exhibit “B”, must also be prequalified prior to submitting a proposal. This prequalification requirement applies even if the subcontractor will perform, or is designated and identified to perform, work that does not require one of the licenses listed above, but the subcontractor holds one of the licenses listed above.

We are seeking DVBE participation from qualified Trade Partners.

We encourage bidders to bid multiple bid packages as possible.

The intent on this project is for SB James and the bidders to coordinate any scope gaps during the preconstruction phase so there are no change orders submitted to the client throughout the project. The only exception to this would be in the case of a design change.

To be considered for recommendation to the client, all bidders must submit a fully completed bid form, initial and return the respective ITBs, review and confirm the schedule/site logistics. Additional items that help SB James determine the best value include involvement during preconstruction, a completely covered scope as intended, etc. If you do not submit the minimum requirements, your pricing will be considered incomplete.
